Overview: My client reached out for guidance on selling her late partner’s home. She was unknowingly the Trustee. After careful consideration we put the home on the market without doing any upgrades. Using dynamic pricing we were able to get multiple offers over the asking price in just five days.
When Jerry passed away, their partner suddenly found themselves responsible for managing Jerry’s trust. Alongside the emotions of loss came practical duties: gathering assets, handling debts, and making decisions that would affect the beneficiaries. The most significant task was selling Jerry’s home, a contemporary property in New Berlin where he had lived for nearly 30 years.
The house carried decades of history. For Jerry’s partner, it wasn’t simply a piece of real estate; it represented time, routine, and life shared. But as trustee, their role wasn’t to hold onto the property it was to carry out the trust’s instructions fairly and responsibly. That meant selling the home.
They reached out to me for guidance. I knew immediately that my role was twofold: to manage the details of the real estate process and to help lighten the burden of what was, understandably, an emotional and physically draining responsibility.
The first challenge had nothing to do with the house itself. Important paperwork, the titles to Jerry’s car, his boat, and other documents were missing. This required the trustee to spend long hours sorting through decades of files, records, and drawers. The process was tedious and stressful, and it added to the weight of an already overwhelming time.
Meanwhile, decisions about the house needed to be made. Should they invest in updates and repairs, or list the home as is? After careful consideration, the trustee decided to sell the home as is. It was the most practical choice, given the circumstances. My responsibility was to make sure that decision didn’t hold them back in the market.
We worked with the trustee to develop a clear strategy: focus on highlighting the home’s strengths, price it properly, and position it to attract serious buyers quickly. We didn’t stage the house with costly updates, but we made sure it was presented in a way that emphasized its potential and the value of its location in New Berlin.
The results came quickly. Once listed, the home drew immediate interest. Within five days, we had a signed contract over asking price. What could have been a drawn-out and stressful process instead moved forward smoothly and successfully.
From my perspective, this was more than a real estate transaction. My role was to walk beside someone who was grieving and providing steady guidance when the process felt overwhelming. The relief and peace on the trustee’s face when the home sold so quickly, reminded me that this work is not only about the home itself, but about people, transitions, and navigating through the complexities of selling a home with confidence and ease.
Helping the trustee close this chapter with compassion and clarity was an honor and a powerful reminder of why I do what I do.
