Spring is here in Southeastern Wisconsin. At Wisconsin Haven Realty, we see the market moving fast. The five counties are very active. Milwaukee, Waukesha, Ozaukee, Washington, and Racine are seeing high demand. While some talk about a balanced market, the data shows we are not there yet. This remains a strong market for sellers.
The Reality for Sellers
Inventory is still low across the Greater Milwaukee area. There are only 2.6 months of supply available; this is well below the six months needed for a balanced market. Because of this, sellers still hold the advantage.
The number of listings is rising. In February, new listings grew by over 16 percent. But this is not enough to keep up with buyers. Many people are moving to Wisconsin from other states. They want the quality of life we offer. They want the value of our homes.
If you are selling, your house will face competition. But the competition from buyers is even stronger. The median price in the metro area is now over 400,000 dollars. Buyers are willing to pay for homes that are in good shape.
Success this spring requires a clean home. Buyers in 2026 look for “move-in ready” properties. They want fresh paint and working fixtures. They want to see that a home has been maintained. A house that is prepared and priced correctly will still see multiple offers.

The Reality for Buyers
Buying a home right now requires a strategy. There are more houses on the market than last year, but the pace is brisk. You must be ready to move when a new listing appears.
Mortgage rates have settled near 6 percent. This has made homes more affordable for many. But it also means more people are searching. You will likely face other bidders in popular neighborhoods.

What this means for you…
For Sellers Demand is high and inventory is low. This is your advantage. Focus on the details that make your home stand out. Clean the windows and tidy the yard. A home that looks its best will capture the attention of motivated buyers. Do not overprice, but know that your home is a valuable asset in this tight market; pricing balance is key.
For Buyers Be prepared for a fast market. Work with an agent who knows the local neighborhoods. Watch the new listings every morning. When you find the right home, make a strong offer. Persistence is key in a seller’s market.
